well, i finally sold a house. not one of mine, but i found a buyer through some online marketing and helped him buy a 4 unit apt building. that one closed in december of 2006

also, a friend of mine is looking for a first home, and we got him a great deal on one. we're not in contract yet, but i think this one will go through. we have an agreed price, and it needs a little work, ($5-10,000) but once it's done, he'll have 30-40,000 in equity, a very low house payment, and a great house.

i also signed up for a lead generating system, which is rumbling like i might have some extra business in the pipeline.

still trying to sell my properties - i decided i'd rather sell than rent. i can do the work, and i learned a lot from the attempt, but i'm not cut out to be a landlord.

I'm selling off a few of my rental properties at the end of august.
basically, i just want to pay off a few things and improve my cashflow.
a little more stability would be good for me for a while too.

there are a few things i'd like to try and although i've gained some very useful experience, i'm ready to be free of those obligations, mortgages, tenants, and headaches.

i don't really want to say what's next. there are a few very big things i'd like to do. don't know if i can accomplish them all, but once i sell the 2 of my rentals that are in contract, i'll start my research.

if i start getting a few more real estate deals going, that'll help too...

someone bless me, for i have sinned. it's been 6 months since my last LJ entry.


everything is holding steady. still waiting for a real estate deal to close, and i'm pretty close to a few of them. i have my broker talking into getting us a booth for columbus' pride festival this year, so if you're there, look for me and the carriage trade folks. i may sell a few of my rentals soon, so we'll see how that goes.
» update - not much new
let's see. since i got my real estate license, i listed a few of jeff's rental properties. one is expected to close this month - so i'll hit my goal of at least 1 transaction in 2005 (with 2 days to spare).

on the real estate front, things are slow. finding people to work with is tricky. i'm finding properties i'd like though. one is a storefront that i might be able to afford if i sold off a few of mine, so they're listed now. a life goal has always been to open a little coffee shop, and i might be closer to that soon...

the job's going ok. nothing really new there except my cube is in a different location. i get put in charge of running things and organizing things - for instance, thanksgiving dinner (lunch) for 150 people.

for x-mas we haven't decorated yet. i may decorate, but probably not set up the tree. we got a corn stove so we're now burning corn to supplement our furnaces. we also got a hot tub as our gift to each other. it's all wired up, i'm just waiting on a warmer day to try and fill it since you can't turn it on to run the heater till it's full. hopefully this week.
» I passed!
well, i passed my real estate exam, so now i'm waiting on my real estate license to be issued, printed, and sent to my broker, then i can start practicing real estate. (should be 1-3 days)

» new updates
well... a few things have happened lately. first off, i was attacked outside my home a couple weeks ago. there was a group of black guys looking in my truck and making a commotion (around 11:00 monday 8/29), so i went outside to investigate with 2 of my roommates. they started walking off then turned and came back. i wasn't expecting anything, but i guess the others were since they backed up. as one passed by, he swung and hit me in the head with something. i don't remember anything past that. my roommates ran inside to grab weapons from inside the house, and by the time they came back out, the guys were running off and i was chasing after them for some reason. i remember about a few seconds of calling 911 - i was getting blood in my phone from the cut in my head. after that, i remember a few seconds of the ambulance ride to grant hospital, then i start remembering from about halfway through my ER trip.

i got 4 staples put in my head. they x-rayed my head, and feet (did i mention that i was barefoot?), and my ribs. nothing boken, but i had bruised ribs, a cut on the right side of my head, a bruise with a knot on my left side, badly skinned knees, and my feet were bruised and cut all over.

the police took a statement, but we can't give accurate descriptions of 6 black guys in the dark so there's not much going to happen there.

i'm mostly fully recovered now. bruised ribs take a while to heal, but i can move without pain now.

also, we're getting more lighting for the house - a vintage streetlight and some up-flood lights to light up the house.

the last thing is that my birthday is on the 18th. i don't have anything planned, just been kind of depressed lately. that and the house is a wreck.
» back in school
i'm now *mostly* through real estate school. there are 2, 40 hour classes, and 2, 20 hour classes - principals and practices, real estate law, real estate finance, and real estate appraisal. i've been going on the weekends, a 10 hour day on saturday and sunday for the past 5 weeks, and i now have 1 weekend left to go before i can turn in the paperwork and then in a few weeks schedule my state exam. assuming i pass, i'll be a licensed real estate sales agent.

i decided to work for carriage trade realty. it's an all gay office, and slightly over a block from my house. i'm getting more and more enthused about the new career (hopefully it will soon become a full-time career) - looking forward to open houses, marketing, working with people, etc.

so if anyone's looking to buy or sell (after the end of august) give me a call. i'm working on my new website (www.colsrealty.com) as well. :-)

fortunately, hondros college has wi-fi, so i can do this during class. :-)

the party was fun. a little slower and quieter than expected, and the number of yes rsvps who didn't show was higher than i expected, but a fun time was had by all. we went through about half of the drinks (4 gallons each of margaritas and daiquiris) and some of the yummy treats went quick too.

i haven't updated this thing in a while, but the most recent updates are:
money is tight, but outlook for me is good.
for jeff, money is tighter and outlook is not so good.
i'll probably have to pick up the slack with the home mortgage, and we're considering looking for another roommate to help out.

i'm hoping to start school for real estate sales, and that should help out in a variety of ways. it'll increase my income potential, and if i keep my current job as long as i can, my income from the double jobs should come in very handy. i also like the idea of helping people find their new home. it's one of the rewarding parts of the rental business, and i think i know enough about real estate investing to be of some help to people.

» growing old and poor
i'm taking a season off from fencing. for two reasons mostly. first is financial - fencing costs $80 or so every 10 weeks, and the mortgages on my rental properties are forcing me to dip into my paycheck pretty deep. that part is unfortunate, and i may have to make some tough decisions soon.

the other reason is my body seems to be rejecting the high impact of fencing. my left ankle is now prone to being pretty painful to walk on, and my left foot has a "catch" in the middle of my foot, and it requires about a minute of rotation to work it out with a semi panful pop. my right foot isn't as bad, but area by the achilles tendon is extra sore in the morning. even though i haven't fenced since june, they're still recurring. i attribute them to fencing because the left foot is planted during a lunge while the right one extends out. add onto that creaking knees, and i'm not sure when i'll be back to fencing.

i could start a stronger exercise program and try to rebuild my overall health, maybe go to see the doctor to get advice on strength training, and if it's advisable to continue, but i remember one of my earlier instructors gave up fencing because "he wants to be able to walk when he's 80" and i wonder if it's worth it.

in short, i don't want to have to give it up, but i may. i guess once i have the spare money to give it another try i'll make that decision.
» new roommate
we had 3 decent candidates for the new roommate, but in the end we picked the one who would be the best fit. he moves in in march.
» need a place to live...?
last friday was a day of change. my job may be changing - there's about 3 different outcomes, one being a transfer to a different dept. basically, i told my boss that they're having me do work on a project that would've been beneath me 9 years ago, and i asked to get off of it. that same day i found out that a co-worker had turned in his 2 week notice. the job he's in is now the third and least preferred outcome. i'll probably go into more detail on this part later.

my roommate gary found out that his job that he's had for the past 16 years at CAS is going away soon. that same friday, his boyfriend eric was offered a promotion with a hefty raise, but the job's in dayton. so now gary's moving out, and moving to dayton with eric. they already found and secured their new apt, and plan to be fully moved out by the end of the month.

so, if last friday was momentus for you, let me know.

so far there are four leads for new roommates - two of them i knew, one lead from eric, and one lead from an outincolumbus ad.

» my new look
ok, so it was halloween, and also trauma - the fetish party, so i decided to go all out with a new hair color.

the effect was pretty good (my hair matched the black leather body harness etc), and i do like the color, but a few people said they didn't care for it.

now it's been a month and a half and the roots are showing, so i may buzz it off and let it regrow this winter.
» bah, humbug.
a co-worker (the only one who ever really talks to me anymore) was trying to make me feel guilty for not doing volunteer work in support of one of the bosses' pet projects. i tried to explain that i'm not a holiday person. holidays (specifically christmas) are big 'family' events, and since i've been an orphan with no family to speak of since i was 18, it doesn't mean much to me.

don't get me wrong, i won't be alone in bed eating cheese-its, drinking bourbon, and watching old doctor who episodes in the dark for christmas - not again. i'll be with jeff and we'll be playing with the stuff we got each other. just the two of us most likely, since we're both in the same boat family wise. no big 'holiday spirit' crap like that, just the two of us making the best of our time off. it's not bad, but it hardly inspires sharing your holiday spirit with the world.
